Our Annual Report: A look back over the year

Earlier this year, we invited customers to share their views on the Annual Report and what they would like to see in future editions.

Feedback has helped shape this year's report, resulting in a refreshed design and clearer, more accessible content. With at-a-glance highlights, we hope it is clearer and easier to see how we're performing, the progress we've made, and where we're focusing our efforts.

During the last financial year from the beginning of April 2025 to the end of March 2026 year, we:

  • Continued with G1 Governance and V1 Viability ratings (the highest possible) from the Regulator of Social Housing.
  • Increased customer satisfaction across all Tenant Satisfaction Measures (TSM), with results demonstrating consistently strong performance - including 88% overall satisfaction.
  • Had a total income of £49.9m from rent, service charges and shared ownership property sales - we used this money to invest in maintaining and repairing our existing homes, build more new affordable homes for more people in housing need, and support our communities and customers, enabling us to add over £2m of social value to our communities.

At the end of 2025-26, we owned and managed 5,985 homes and had over 13,000 customers. During the year, we completed 205 new affordable homes and invested £18.7m to repair and maintain existing homes. .

We carried out 100% of safety checks for gas, electricity, fire safety, lifts, water, and asbestos - and all our homes met the Government’s Decent Homes Standard.

We want to continue to build upon the success of last year in all aspects of our performance and remain committed to listening to and working with our customers to help us to ensure this happens.

At a glance

  • 17,606 non-emergency repairs carried out
  • 2,196 emergency repairs carried – 100% within 24 hours
  • Invested £52.9m in providing more new affordable homes
  • £18.7m invested in repairing and maintaining homes, including planned upgrades of kitchens and bathrooms, energy-saving improvements, window, door
  • Invested almost £288,000 to support more customers to live independently and over £82,000 to run assisted gardening and decorating schemes to help vulnerable customers keep their homes and gardens in good condition.
  • Continued to increase the energy efficiency of homes - with 81% of our homes now Energy Performance Certificate A-C rated.
